Village at the Crossing, San Bruno, CA

Senior living in a serene and secure setting.

The Village at the Crossing is a 228 unit senior apartment community for residents 55 years of age and older. The property is located in the master-planned area called The Village at the Crossing in San Bruno, California is approximately 15 miles south of San Francisco. KDF designed the project to meet the requirements of a Specific Plan that had been developed for the former Navy site by the City of San Bruno and the U.S. Navy. The project was completed in 2007 and is 100% leased. 100% of the units at The Village at the Crossing are restricted to tenants earning 60% of Area Median Income (“AMI”) or less. A number of units provide greater affordability to tenants earning 50% of AMI and 30% of AMI.

Intelligent financing makes everything possible.

The Village at the Crossing is a 4-story project over one story of underground parking. This product type is expensive compared to traditional affordable housing developments. Total development costs were approximately $60 million. In order to finance the development, KDF used a complex layered financing structure with multiple financing sources. The Village at the Crossing was financed with tax-exempt bonds, 4% low-income housing tax credits, CDBG funds, HEART funds and HOME funds.

Green goes deeper than the color of paint.

The project was constructed using several green building methodologies including installation of a low-energy roof, energy efficient lighting controls, double-paned low-E windows, and low or no-VOC paints.

KDF cares and it shows.

The community includes features appropriate to the senior population such as a beauty salon, multi media facilities for education and entertainment, bar-b-q grills and outdoor seating, reading room, business center and computer training facilities. KDF had to adapt their design for the project to coincide with the approved Specific Plan for the overall project.

KDF listens and responds.

While the original Specific Plan for the site called for an Assisted Living Senior facility, KDF conducted a series of focus group meetings with the citizens of San Bruno and the city officials and designed a project that created an independent living senior project that satisfied all parties’ requirements. A Service Plan was also developed for the resident community which includes daily activities for tenants, computer classes and referrals to community resources. The Service Plan is reviewed quarterly and modified based on the interests of the residents.

Great design and economic efficiency.

This highly amenitized project includes a fully-equipped community kitchen with public and private dining rooms, fitness room, recreation room with a pool table, two-story high lobby area with a fireplace and large courtyard with gardening areas. The Village at the Crossing won the “Best Senior Affordable” award for 2007 at The Pacific Coast Builders’ Conference. The PCBC conducts design award competitions each year to recognize excellence in design on all types of single family and multifamily construction. This was particularly rewarding to KDF as there was significant additional time spent on this project to try to achieve both pleasing design and economic efficiency.
